slate and premises hereby demised, or expressed and intended so to be, and also to enter into and upon all and every the said quarries or beds of slate, and other the premises hereby demised, or expressed and intended so to be, and to seize and distrain all or any machinery, engines, implements, plant, utensils, horses, carts, carriages, or other live or dead stock, and all the slate which shall be remaining upon or within the limits or boundaries of the premises hereby demised, or any of them, or any part thereof, and the same to impound, sell, and dispose of, for and towards the satisfaction and payment of all such rents, reservations, and sums of money, of which such default shall have been made in payment as aforesaid, and also of all such costs, charges, damages, and expenses, incident to or occasioned by such distress or distresses, in the like and as full and ample manner and form as any rent whatsoever can or may be recovered by law: AND ALSO, THAT the said G. H. and I. K., or one of them, their or one of their executors, administrators, or assigns, shall and will, during the said term hereby granted, bear, pay, and discharge all existing and future land-tax, sewers' rate, and other taxes, charges, rates, assessments, impositions, payments, and outgoings of what nature or kind soever, in respect of the said premises herein before demised, and every of them, and every part thereof: AND ALSO, THAT they the said G. H. and I. K., or one of them, their or one of their executors, administrators, or assigns, shall and will, from time to time, dress and make marketable all and singular the roofing and other slate which shall be gotten or raised under or by virtue of these presents: AND SHALL and will, from time to time, when and as any such slate (other than roofing slate) shall be about to be shipped or removed from the said premises hereby demised, fairly and openly weigh or ascertain the weight of the same, and when and as any such slate, being roofing slate, shall be about to be shipped or removed as aforesaid, fairly and openly count, weigh, measure, or otherwise ascertain the quantity, weight, and value, or actual price of the same: AND SHALL and will, of the time of every such intended shipment or removal, as

H. and I. K., or one of them, their or one of their executors, administrators, or assigns, shall and will keep fair and legible books of account, with true, regular, and exact entries therein, of the weight of all and singular the slate (other than roofing slate) gotten or raised under or by virtue of these presents, which shall be dressed and made marketable, and of the times when the same shall be removed from the premises hereby demised, and to whom and how the same shall be sold or disposed of, and of the vessels on which and the place for which such part thereof as is shipped shall be shipped, and of the weight, measure, and quantity of all and singular the roofing slate gotten or raised under or by virtue of these presents, and which shall be dressed and made marketable, and of the times when the same shall be removed from the premises hereby demised, and of the persons to whom, and of the prices at which, and how the same shall be sold or disposed of, and of the vessels on which and the places for which such part thereof as is shipped shall be shipped; AND SHALL and will, at all times when required, produce and produce and shew such books of account, or any of them, to the said A. B., his heirs or assigns, or the said E. F. or other the person or persons for the time being entitled to the reversion of the said premises, shall by notice in writing under his or their hand or hands require the same, deliver to the said A. B., his heirs or assigns, or to the said E. F. or other the person or persons for the time being entitled to the reversion of the said premises, or to the agent for the time being of the said A. B., his heirs or assigns, or of the said E. F. or other the person or persons entitled as aforesaid, a true and fair account in writing of all and singular the roofing and other slate which shall have been gotten or raised under or by virtue of these presents, and dressed and made marketable during the preceding year, or during such time or times as shall be specified in such notice as aforesaid, stating in such account the weight of all such, and so much of the said slate as shall not have been roofing slate, and the times when the same shall have been removed from the premises hereby demised, and to whom and how the same shall have

and to keep roads in repair;

been sold or disposed of, and of the vessels on which, and the places for which, such of the same as has been shipped shall have been shipped, and the weight, measure, and quantity of all such and so much of the said slate as shall have been roofing slate, and the times when the same shall have been removed from the premises hereby demised, and to whom and how the same shall have been sold or disposed of, and of the vessels on which, and the places for which, such part of the same as has been shipped shall have been shipped, every such account being first verified by a to be verified declaration in writing under the hands of the said G. H. by declaration; and I. K. or one of them, their or one of their executors, administrators, or assigns, or of their or his agent, authorized for that purpose: AND FURTHER, THAT the said G. H. and I. K. or one of them, their or one of their executors, administrators, or assigns, shall and will at all times, at their or his own expense, repair and keep in repair all such ways, paths, and roads as shall be used by them in working the said slate quarries, or in getting and carrying away the produce thereof, or otherwise by virtue of these presents (but no others): AND SHALL and will, at all times and work during the said term hereby granted, fairly work the fairly; said quarries hereby demised, in the best and most approved manner of working quarries of the like nature: AND SHALL and will at all times keep and uphold the said slate quarries and premises, or such of them as for the time being can be worked with advantage, and all pits, shafts, levels, pools, dams, embankments, drains, water-courses, warehouses, cottages, buildings, erections, gins, engines, pumps, machinery, or plant, and other matters and things thereto belonging, in proper order, condition, and repair: AND THE SAME so upheld and kept in proper order, condition, and repair as aforesaid, and other the premises hereby demised, and every of them, at the end or sooner determination of the said term hereby granted, shall and will peaceably and quietly give up and surrender unto the said A. B., his heirs or assigns, or to such person or persons as he or they shall appoint to receive the same: BUT SO NEVERTHELESS, that, unless the said term of years shall be determined by re-entry for non-payment

H. and I. K., their executors, administrators, or assigns, using all reasonable despatch in removing the same, and rendering and paying forthwith the full rents and sums of money in respect thereof, according to the true intent and meaning of these presents: AND ALSO to possess and remove for their own use all engines or working tools, machinery, or plant, at the time being belonging to the said G. H. and I. K., their executors, administrators, or assigns, in or about the said slate quarries and premises, but not the stone or brick work, roofs or timbers belonging thereto, or used for the protection thereof, first giving to the said A.B., his heirs or assigns, and to the said E. F., or other the person or persons interested in the reversion of the premises hereby demised, the option of purchasing such engines, working tools, machinery, or plant, or any part thereof, at a fair --and that les- valuation: AND ALSO, THAT it shall be lawful for the said sors may enter and inspect A.
