fhall happen that the faid yearly rent or fum of happen to be behind and unpaid, in part or in all, by the space of

days next over or after either of the faid feafts or days of payment whereon the fame is herein before referved and appointed to be paid as aforefaid, being lawfully demanded; Then and in fuch cafe, and at all times from thenceforth, it shall and may be lawful to and for the faid A. A. his heirs and affigns, into the faid hereby leafed premifes, or any part thereof, in the name of the whole, wholly to re-enter, and the fame to have again, re-posless and enjoy, as in his and their former eftate, and the faid D. D. party hereunto, his executors, administrators and affigns, and all other occupiers and poffeffors of the fame premifes, utterly to expel, put out and remove, this indenture or any thing herein contained to the contrary notwithftanding. And the faid D. D. party hereunto, doth hereby for himfelf, his heirs, executors, adminiftrators and affigns, covenant, promise and agree, to and with the faid A. A. his heirs and affigns, in manner following; that is to fay, that he faid D. D. party hereunto, his executors, adminiftrators and affigns, fhall and will yearly and every year, during the faid term of years hereby leafed, well and truly pay, or caufe to be paid unto the faid A. A. his heirs and affigns, the faid yearly rent or fum of pounds, on the feveral feaft-days whereon the fame is herein before referved or appointed to be paid as aforefaid, according to the refervation thereof before mentioned. And alfo that he the faid D. D. party hereunto, his executors, adminiftrators or affigns, fhall and will, within the space of one year next enfuing the date hereof, at his and their own proper cofts and charges, well and fufficiently repair and amend the faid meffuage, ténement or houfe called, in all things fitting and neceflary to put the fame into tenantable repair. And alfo fhall and will from time to time, and at all times during the faid term hereby leafed, when and fo often as need fhall be and require, at his and their own proper cofts and charges, repair, maintain, uphold, cleanfe, fcour, amend and keep in good repair the faid meffuage, tenement or houfe, and all and fingular other the faid hereby demifed premises and every part thereof, (except the faid meffuages intended to be demolished as aforefaid) and also all the hedges, ditches, quickfets and fences whatsoever, to the faid hereby demifed premifes, and every or any part thereof belonging or appertaining; and the fame fo repaired, maintained, upheld, cleanfed, fccured, amended and kept in repair, fhall and will, at the end or other fooner determination of the faid term hereby leafed, peaceably and quietly leave, furrender and yield up unto the faid A. A. his heirs or affigns. And further, that he the faid D. D. party hereunto, his executors, adminiftrators and affigns, fhall and will, during all the faid term of years, husband, till and

manure the lands and grounds hereby demifed, and every part thereof, according to the best manner of husbandry there ufed; and fhall not carry away, fell or difpofe of any of the manure or dung that

fhall be made or arife of or from the premifes, or any part thereof; but fhall and will fet and lay out the fame and every part thereof, on the fame lands and grounds, or on fome part thereof, and not elsewhere. And alfo that he the faid D. D. party hereunto, his executors, adminiftrators or affigns, fhall not nor will, at any time duringthe three laft years of the faid term hereby leafed, ear, plough, dig up or convert to tillage, all or any part of the faid lands or grounds, but fhall or will lay down and ufe the fame and every part thereof for feeding or pafture, as in fuch cafes is there ufual and cuftomary. And further, that he the faid D. D. party hereunto, his executors, adminiftrators or affigns, fhall not nor will, at any time during the faid term of years, fell, cut down or deftroy any oak, ath or elm, or any other tree or trees growing upon the faid hereby demifed Jands or grounds or any part thereof, without the licence and confent of the said A. A. his heirs or affigns, first had and obtained in writing. And the faid A. A. does hereby for himself, his heirs and affigns, covenant, promife and agree, to and with the faid D. D. party hereunto, his executors, adminiftrators and affigns, that he the faid D. D. his executors, adminiftrators and afligns, paying the faid yearly rent of pounds, and performing, fulfilling and keeping all and every the covenants and agreements herein before contained, and which on his and their parts and behalfs are or ought to be performed, fulfilled and kept, fhall and may peaceably and quietly have, hold, occupy, poffefs and enjoy the faid hereby demifed premises, and every part and parcel thereof, during the faid term of years hereby Jeafed, without the lawful let, fuit, trouble, denial, eviction or interruption, of or by the faid A. Efq; furviving truftees for and on the behalf of the fociety of Lincoln's Inn in the county of of the one part, and R. G. junior, principal of the fociety of inn, London, of the other

part, witnefleth, That the faid Sir T. P. J. G. J. E. N. M. R. H. 3. M. and J. H. for and in confideration of the fum of Jawful money of Great Britan to IV. R. Efq; treasurer of

inn aforefaid, as a fine in hand paid, for the ufe of the said fociety of

inn, and in confideration of the rent and covenants herein after referved, mentioned and contained, on the parts and behalfs of the faid R. inn, in the parish of in, in the city or the fuburbs of the city of - with gardens to the faid meffuage belonging and adjoining, with all and fingular the houses, edifices, fhops, cellars and buildings in or upon the fame, together with all chambers, cellars, fellars, curtilages, and all profits, liberties, privileges, commodities and hereditaments whatfoever, to the fame belonging or in any wife appertaining, or as part, parcel or member of the faid mefluage heretofore ufed, reputed or known, or with the fame meffuage as part or parcel thereof heretofore used, occupied or enjoyed; To have and to hold the faid meffuage or tenement, with the appurtenances, and every part and parcel thereof, and all and fingular other the premifes unto the faid R. G. junior, &c. their executors, adminiftrators and affigns, from the, for and during the full time and term, and unto the full end and term of years from thence next enfuing, and fully to be compleat and ended; yielding aud paying therefore yearly and every year during the faid term, unto them the faid Sir T. P. J. G. J. E. N. M. R. H. J.. and J. H. their heirs and affigns, the yearly rent or fum of pounds of good and lawful money of Great Britain, payable and to be paid yearly at or upon the; Provided always, and upon condition, that if it fhall happen that the faid yearly rent or fum of any part thereof, fhall be behind or unpaid, in part or in whole, by the space of days next over or after the faid — whereon the fame ought or is mentioned to be paid as aforefaid, (being lawfully demanded) that then it fhall and may be lawful, to and for them the faid Sir T. P. J. G. J. E. N. M. R. H. J. W. and 7. H. their heirs or affigns, or any of them, into the faid meffuage or tenement and premifes, or into any part or parcel thereof, in the name of the whole to re-enter, and the fame to have again, retain, repoffefs and enjoy, as in their former eftate or eftates. Provided alfo, that if they the faid R. G. junior, &c. or any of them, their or any of their executors, adminiftrators or affigns, or any of them, fhall demife, grant, leafe, affign or fet over the faid meffuage, called or known by the name of inn, and other the faid demifed or leafed premifes, or any part or parcel of the fame, (other than the fhops, and fellars under the fame fhops, or under the hall belonging to the faid demifed premifes) to any perfon or perfons whatsoever, for the faid term of years, or any part thereof, (other than fuch grants of chambers, or moieties of chambers to gentlemen of the faid fociety of inn, as have heretofore been

lawfully and ufually made or granted) without the confent or licenfe of them the faid Sir 7. P. J. G. J. E. N. M. R. H. 7. W. and 7. H. or the furvivors or furvivor of them, or of the major part of them, or the heirs or affigns of them, or the furvivors or furvivor of them, firft thereunto had and obtained in writing under their hands and feals; then and from thenceforth it fhall and may be lawful to and for them the faid Sir T. P. J. G. J. E. N. M. R. H. J. W. and 7. H. their heirs and affigns or any of them, into the faid demifed er leafed premises, and into.every or any part and parcel of the fame, with their and every of their rights, members and appurtenances whatfoever, to re-enter and the fame to have again, repoffefs and enjoy, as in their firft and former eftate; any thing in thefe prefents contained to the contrary thereof in any wife notwithstanding. And the faid R. G. junior, &c. for themselves, their heirs, executors, adminiftrators and affigns, and for every of them, doth covenant, promife, grant and agree, to and with the faid Sir T. P. J. G. J. E. J. M. R. H. J. W. aud J. H their heirs and affigns, and to and with every of them, by these presents, in manner and form following; that is to fay, that they the faid R. G. junior, &c. their executors, adminiftrators and affigns, or some of them, fhall and will, at their or fome of their own proper cofts and charges from time to time, and at all times hereafter, during the faid time and term of yearsy well and fufficiently repair, fupport, uphold, fuftain, fcour, cleanfe, amend, maintain, glaze and keep the faid meffuage or tenement and premises with the appurtenances, and every part and parcel thereof hereby leafed or demifed, in, by and with all and all manner of needful and neceffary reparations, fcourings, cleanfings, glazings and amendments whatsoever, when, where, and as often as need or occafion fhall be or require during the faid term; and at the end of the fame term, or other fooner determination of this prefent leafe, which fhall first be or happen, fhall and will peaceably and quietly leave and yield up unto the faid Sir T. P. J. G. J. E. N. M. R. H. J. W. and 7. H. their heirs and affigns, the faid demifed or leafed meffuage or tenement, and premifes, with the appurtenances, and every part and parcel thereof, well and fufficiently glazed and amended as aforefaid, and in good and fufficient repair. And laftly, that they the faid R. G. junior, &c. their executors, or adminiftrators and affigns, or fome or one of them, fhall and will, within the space of years next enfuing the date hereof, well and fufficiently rebuild, or caufe to be rebuilded, all and every the old decayed buildings, being part or parcel of, or belonging to

A. has demifed, fet and to farm letten, and by these prefents does demife, fet and to farm let unto the faid D. D. his executors, adminiftrators and affigns, ALL that now or late moffuage or tenement and brewhoufe with the appurtenances, fituate and being in the faid parish of , commonly called or known by the name of Hamman's brewhoufe, and which have been lately taken down by the faid D. D. and on the ground whereon the fame food, and on the yards thereto belonging, the faid D. D. has built feveral coach-houfes, ftables and lodging rooms, which now are in the feveral tenures or occupations of I. I. Efq; K. K. an i L. L. their under-tenants or affigns, together with all ways, paths, paffages, lights, easement, outhoufes, yards, waters, water-courfes, waterpipes under and above ground, profits, commodities and appurtenances thereunto belonging or in any wife appertaining, which faid buildings, ground, hereditaments and premifes, he the faid A. A. has Jate purchased, to him and his heirs, of and from M. M. widow, and N. M. Efq; her fon, from whom the faid D. D. had taken a leafe of the fame premifes, which would continue during the term hereby demised, but is now to be delivered up and cancelled on executing these prefents; To have and to hold the faid coach-house, stables, rooms, ground, hereditaments, and other the faid premifes with the appurtenances, unto the faid D. D. his executors, adminiftrators and affigns, from the feaft-day of St. John the Baptift, last past before the date hereof, for and during, and unto the full end and term of years from thence next enfuing, and fully to be compleat and ended; yielding and paying therefore unto the faid A. A. his heirs and affigns, yearly and every year, during the faid term of years hereby demifed, the yearly rent or fum of pounds of lawful money of Great Britain, by four equal quarterly payments, at the four molt ufual feasts or days of payment in the year; that is to fay, the feafts of the nativity of St. John the Baptift, St. Michael the archangel, the birth of our Lord Chrift, and the annunciation of the bleed Virgin
